I purchased a home on 11-01-2010 and the MLS had it as a 5 yr old roof. The seller grew up in this home and was now going through a divorce and selling. It had fallen out of escrow just a week prior and a inspection 2 weeks old done by a local firm. I went with the inspection report ( my fault for not getting my own). It showed no real problems and NO mention of a back roof 5 yrs old and a front 15yr old roof just normal wear and tear.
1 day after the close of escrow it rained and I had damage. I have had roofer out telling me unless you were a professional roofer you couldn't tell the 2 apart. I put faith in the seller having grown up in this home she was being honest, however I now find myself with a roof that's going to need replacing and inside damage to repair. DO I have STRONG case since I know was surprised to find TN allows lawyers in small claims and I was not aware of this. I don't want to throw good money after bad chasing my tail if there is no case.
