The problem is that many types of mold are not dangerous. You first need to determine what type of mold there is, then explore the extent of it.
 
Since this thread is from 2011, I'm sure situation has been handled by now but answering for reference purposes.

Generally the part of the lease that mentions casualty means things like fire, flood ...... all commercial leases do not even cover mold - you need to read your lease. If mold is covered, it may just cover the interior of the bldg & certain types of mold. The best bet is to have a lawyer read the lease & see if your situation is covered.
