I leased a town home to a tenant from May 6 to Nov 6, then month to month thereafter. The tenant paid the Nov 6 rent carrying her to Dec 6 and acknowledging this was the rental period, but then emailed on Nov 23 saying she was giving 30 days notice and would vacate Dec 23. She only paid $1700on Dec 6, claiming it was the balance owed until Dec 23.
Isn't the month to month period the 6th of each month and can the tenant create her own 30 day period as she is trying to do ? Can I deduct the balance owed from Dec 23 to Jan 6 from her security deposit ?
