Need advice on breaking a lease

My roommate and I entered into a year lease, May 2007-2008. Our lease specifically states that the landlords are not allowed to show the apartment until 45 days before our lease ends. A few months ago, agents starting showing up without warning, the first time walking into our apartment with a key without evening knocking! I called our landlord, who said that they wanted to sell the place, regaling me with stories about her money woes. I felt bad for her and agreed to let them come with an appointment. That worked, and then they started showing up without an appointment again, saying our landlord had lost our phone number. Well, we stopped letting them in, and then she called, apparently having our number after all. I told her we wanted to enforce the lease, not allowing them to show the apartment. She was unhappy, and said she would have her lawyer look it over. That was the last word on that so far, but our rent check from January still has not been deposited! The landlord and her husband have both verified to me on the phone that they have received the checks, and do not seem concerned. I find this suspicious because if they are having money problems, why is the fact that almost 1000 is not in their account not bothering them?

Anyway, my roommate and I are fed up because this morning more people showed up while we were in bed to see the place. We want to move out, and there is no early release option in our lease. What do we do?
 
Install a chain latch at the front door and USE IT...even if the door is unlocked the chain latch will prevent entry and alert you. You can also post a notice on the front door with your contact information if they want to see and request a minimum 24 hour notice.

If you know who the Realtor/agent is who is coming in with no notice and using the key, call the local Realtor association office and file a WRITTEN formal complaint with them on these actions...have names and dates of attempted entry.

Be prepared for them to inundate you with showings after mid-March if your lease expires at the end of April.
