New Lanlord/New Rental Agreement

Our duplex was recently sold and the new landlord would like us to sign a new rental agreement that increases both the security & pet deposit and in addition, now requires us to pay for utilities that we previously were not paying (all per our original rental agreement). Is the new landlord obligated to honor the original agreement and if so, what other types of recourse does she have to make us pay for the additional costs?
