No will and can't find all the children

I Live in Texas and trying to buy a house from two of four children. The problem is that there was no will and the other two kids can not be located. The house is on a demo list and I have worked it out with the city to save it. The catch is I have to take them a contract by Monday. None of us can afford a probate lawyer or title company. How do we go about puting the house in the two kids names that want to sell? I'am only paying 6 thousand for the house,but if it gets demoed no one gets anything. Please help! Need real legal advice.
