Non-compliance with building regulations

I'm planning to buy a house with an open-plan conservatory.

(This is a cash purchase, so there is no involvement of a building society.)

As an open-plan conservatory contravenes Building Regulations, could this cause me a problem when I come to sell the house if I were to sell to a buyer who needs a mortgage?

If it would cause a problem, could you suggest a possible solution(s)?

What state are you posting from? What did the seller say about your question? When was the open conservatory added to the house? Original to house or was it indeed added on?
