Parking Rental Tenants Rights in San Francisco

I just signed a month to month lease for a parking spot in San Francisco and received a phone call from the landlord a moment ago saying that someone was willing to pay more and I would likely have to leave the spot. This does not seem right as the spot is not available for rent and im assuming you cant kick one person out if someone else is willing to pay more .
Does anyone know my rights?

It appears the owner of the parking space got a better deal.

He seems not to care if you sue him in court.

Because, you can take him to court.

But, is it worth your time?

After all, what do expect to recover?

Do you really want to leave your car in the hands of someone so greedy?

1=Has he signed the lease?
2=Have you signed the lease?
3=Have you paid for the initial rental?
4=have you paid any deposits?
