If my mother,s will said I Owen the house, do I needed to file in probate court for Washington , state , befor I can sale to someone? And if I do or don,t what will I need to do to sale.

My mother left her house to me. I was not aware of probate, if I needed to file. So I didn,t. Now I want to sale my house, do I need to go thought probate to do that? And if I do or I don,t then what do I need to do to sale.this is for Washington sate. What forms will I need to file if so, where do I get them.

You don't own any house until your name is on the deed.
Your mother may be dead, God rest her soul, but you are now required to open a probate case.
You might wish to see a lawyer.
In the meantime, check the deed. That's who owns the home.
