I have leased (18 month) a 7 stall barn with 20+ acres. The landlord retains 2 stalls (only- as said in lease aggreement). She knows I charge 50.00 per horse in pasture and has been told not to put her horses in the pasture or they will be charged this amount. Problem; She keeps egnoring me and putting her horses out into the pasture and refuses to pay the amount stated in writing. She has torn down her own fencing to do this. I dont know what to do about this?
Second problem; I had a person stay at the barn in her motor home to observe a mare due to foal (incase of complications) the landlord then called me up and said I couldnt have anyone stay there unless I paid her 20.00 a day.. Nowhere in my lease does it say Im not allowed to stay on the property, can she do this?
I feel like everyday I come there it is a new thing, with destroyed property or horses(hers) not where they are suppose to be to who knows what???
I would love any advice that would help me with either problem.
