In late June 2006, the wife and I signed a one year lease agreement at our present residence. We then renewed the lease to cover another one year as of July 2007. This year (July 2008), we asked the landlord to sign a six months lease agreement, because the wife and I are seriously considering purchasing our first real home. The landlord denied us of our six months lease agreement and informed us that if we do not sign a renewal for a one year lease, that we are to vacate the premises by the end of the July. So the wife and I signed the one year lease agreement and paid July's rent to the landlord by the required time. However, to date (07/16/2008), the landlord has still not cashed this month's rent check. What rights according to Arizona law do we have, if she attempts to evict us on the grounds that we are not paying rent?
