Property in deceased mothers name

My mother recently passed and left a house that is paid for. She left 9 children. How can we sell the property and split the proceeds OR can one of the siblings take over ownership of the property and if so, how do they do this.

Did your mother leave a will, giving instructions regarding the house and naming an executor of her estate?

She had a POA and within that POA named my sister the Executor as well as the POA. From what I was told after she passed the POA is null is void, is this correct. Hence the reason I ask the question about the house. She did not leave instructions about the house due to her sudden death.
