Property Management won't make repairs

My jurisdiction is: Phoenix East Valley, Arizona

Hello,
We like thousands across the US are now back to renting a home. We signed a one year lease at the end of October. The Property Management Company representing the lease of the property refused to be present at the initial walk through, so we documented everything with photos and line by line written description. All told, we submitted to them 4 pages front and back of items that were damaged, and/or needed repair.

They accepted the documents, and said they'd get the approval from the owner for the repairs, and then their Maintenance Company would call to schedule the time for repairs.

We are now into January, and not only have I not heard from the Maintenance Company, I cannot get the Property Manager to return a phone call.

When I last spoke to her(Property Manager), she said that the Owner agreed to "some of the repairs". When I asked "which were approved", she said she'd have to pull my file and call me back. That was in November, just after Thanksgiving.

The major problems are, tiles cracked/broken in the den, water damage/rot in the front door...allowing daylight, and yes, scorpions in (YIKES!), and water damage in the Master Bath wall at the shower that shows some evidence of mold. And the kitchen faucet leaks like a sieve onto the island.

What can I do to force their hand, so to speak? I do not have the contact information for the Owner, but as the Property Management, why would they have to have the Owner's approval to make needed repairs?

I have been told by friends to just fix these things, and send them the bills and deduct them from the rent, but I don't know which of these things have/have not been approved, or if legally, they even need to be?

We agreed to take posession of the property, because at the time of signing the lease, and turning over the lists from our walk through, we were told that it would be no problem getting them fixed.

After reviewing the link, another question has come to mind. What provisions are given is the proper repair by licensed contractor exceeds the $300.00 advised on the site? We priced a front door, and one that is an exact match, we're in an HOA, was almost $600.00!

Any more additional thoughts you might have are appreciated!

And that's just to take care of the front door! I can not imagine how much it would cost to tear the damaged chunk of wall in the Master Bathroom!
 
In reviewing the Arizona tenant repair law, the amount is limited to $300 or less. The option is to replace this door with a less expensive one.
