Our tenants moved out before the end of their lease after they purchased a home. Our property manager agreed with the tenant to a sublet to satisfy the lease or have a new lease for the property. Our property manager was granted permission to enter the unit with owner (me) to survey the needed repairs for a new tenant. She then engaged a handyman, with my concurrence, to make repairs. I assumed she'd discussed this with the tenants. The tenants has contacted a lawyer who states that we have breached the lease by unlawful entry onto the premises. We have a manager because expected her to protect our interests. Is she reponsible for this situation? Do we need a lawyer or does she need a lawyer? Thank you.
