Public Meetings

I recently attended a public meeting of my condo association. At the end of the meeting the board went into "executive" session and did not tell the audience what they were discussing. From what I understand this is not legal. Am I correct that they can only discuss certain items in private such as contract negotiations, etc. And don't they have to come out of executive session and inform the audience of any vote. Also, do minutes have to be provided.

Upon what do you base your understanding that a private organization cannot have a private meeting?
 
The open public meeting regulations and Roberts Rules. I work for a school board in NJ and we follow strict guidelines but is it the same for all associations

A school board is not a private organization; it is a governmental unit.
