My mother, who is the administrator of both her father and her grandmother's estate (they jointly owned a home) estate, wishes to quitclaim her portion to me. My grandfather's half is closed, but his mother's probate portion is ongoing. Can my mother quitclaim her father's portion to me and get it recorded without paying our attorney
 
What are you trying to achieve?
A quitclaim deed is useless.
She and you might wish to consider her gifting you her interest in the property.
 
Why do you say the quit claim is useless?My mother, my two cousins and my grandfather's wife each own a portion. We owe the court and unpaid medical bills, so we need a loan. I may be the only person whose credit is good enough. I want to record the quit claim from my mother, but the attorney told me to bring him money and he would do it when he files the accounting for my grandfather's estate. If I record the deed from her today will my name immediately appear on title?
