QuitClaim from Husband to Wife

My husband wants to quit claim his property to me. He had this property before we were married. We are having some financial problems and might have to let go our investment properties to foreclosure. We want to avoid the bank putting a deficiency judgment on his free and clear home. He is the only person on the mortgage for the houses we are going to let go into foreclosure. How can he quit claim the property to me and him not have anything to do with it?
