We were looking to buy in March. We looked at a house in Salida, CA. This agent was on us in no time. He kept telling us he new the owner and he could get us a deal. The asking price was $389, and we offered $330. The agent told us he would get it for us. The next week, he said to meet us at the house and give him $500 for escrow to hold it for us. We did, we only have 1/2 hour because I was on lunch. He put on the paper for $335 selling price, seller to pay all closing costs and we didn't have to pay anything. We went ahead and waited. We found out we had to put money down, so we weren't too sure if we could do it because my husband just started a new job. The agent bumped up the price of the home to $345 and told us he new the seller and could get us $10.000 back from the owner to have in the bank. A couple weeks later when it was time to sign papers, he did the same thing, last minute for us to come down and sign, I had to leave work and were rushed through. He didn't even sit with us in the room we only had to notary girl, no one to ask questions to. All said and done, we never got our 10,000, the market is horrible now, He lied and said he never said that, why would we pay $10,000 more for our home and we even wound up paying some of the closing costs. Now we are losing our home. Is there anything we can do?

No, you signed the contract and the verbal agreement, if taken to court, will be he said she said. You may be able to report him to his company managers and to the state licensing board.

Doesn't matter what old hud shows if you signed the new hud with the $345.
