Received two signed rental agreements and security deposits

After months of trying to rent out my property, I have recieved two signed rental agreements, security deposits and first month rents.

I was desperate with tennant 1 and he yanked my chain for a lot of new stuff that would set me back more than 8k upfront cost compared to tennant 2.

I have not signed either rental agreement or deposited either security deposit/1st month rent checks.

I want to return Tennant #1's check and reject their leasing agreement. Is there anything I need to be worried about? Should I state any specific reasons?

Because you provided tenant 1 with a rental agreement, they can argue (in court if they wish) that you agreed to rent the unit to them, provided them with a lease and accepting their security deposit and first months rent (even though you haven't cashed their checks).

If you do return their checks and reject them you can expect them to be hopping mad. Will they be upset enough to consider a lawsuit? Who knows?
