Removing deceased from deed

My mother has been deceased for 14 years. I just found out she is on a deed for a house that is paid in full. The sole purpose of her being on the deed was to help my grandparents out. I want to have her name removed from the deed leaving just my grandparents on it. What would be the procedure and what if any consequences will there be? What would be the best course of action to take?

Depending on state law you may have to open (or reopen) an estate. You would probably be able to have your grandparents reconvey the property to themselves, submitting a death certificate along with the new deed. You may be able to get an answer from your county's register of deeds.
