Renter Recourse

My nephew and his girlfried just moved to Atlanta. They rented a house via the internet and pre paid the deposit of $800. The arrived at the house yesterday to find that the house was not in the shape the landlord allued to via the phone and pictures. They have asked the landlord to let them out of the lease since they have not moved in the house and don't feel it is safe to live in. Do they have any options to try to get thier money back other than walking away and loosing the $800.

Probably now....they should have rented from a rental agency or professional property management firm
