Renter signed as manager, responsible for cost of repairs, and underage

Is is legal for a landlord who lives out of state to have tenants sign a rental agreement or lease as managers? Then expect the tennents to pay for repairs such as heating issues. Also if one of 3 tenants is underage (17) when first signed is it legal and binding?
 
1. Yes

2. Depends on the specifics for repairs. If repairs were due to tenant damage, certainly.

3. If the underage tenant indicated he was older than being a minor, they can still be sued for damages.

The 17 year old tenant can be held responsible for necessaries, if living alone. It depends on the state for specifics. Usually, the lease is voidable, by the 17 year old. The juvenile must assert the right, however.
