Residential late fees in California

Hello…
Is there a maximum residential late rent fee in California? Specifically, if both parties sign a lease agreeing that $715 rent is due on the first, and $10 per day late fee is charged starting on the second, does that violate rental law?

If you agreed to it in the lease then it is probably enforceable, however there is usually a short grace period before late fees kick in.

How much can be charged (or whether any fee can be charged at all) would depend on whether the unit is in a rent controlled area or covered by any ordinance specific to the county/city the unit is in.
