My boyfriend (that I don't live with) has a roommate issue. There are two roommates they're boyfriend & girlfriend and in one bedroom. They own two rabbits, hamster, and a cat.They got an additional rabbit and the hamster without asking or informing us, they also don't take any of the animals to a vet and my boyfriends one and only kitty has gotten worms 3Xs now and it's coming from their animals. they are disgustingly filthy! They don't pay their half of rent on time, let the rabbits out of cages that poop EVERYWHERE(which wouldn't be a big deal if they cleaned up afterwards), throw trash on the floor ( we're talking egg shells, ice cream, etc),steal from him, etc. They don't have a lease and my boyfriend does, the landlord gave them a note that their trash cannot be in the common areas (outside apartment in hallways) but since they aren't on a lease doesn't know what to do. I'd call the health dept. but don't know what they'd do to the apartment or my boyfriend, he loves his apartment and we LOVE the landlord. The smell alone is gagging and it's becoming a health issue, now one has gone gone on a vacation trip and we're left with one messy roommate. I overheard that they're planning to bring someone back with them that's going to be crashing there for god knows how long! My boyfriend is losing his mind and wants them out NOW but I don't want to do anything wrong...please help!
 
Because they do not have a written lease, these two are considered to be "month to month" tenants.

In most states, all a landlord has to do is give them a 30 day notice (here in Georgia it is a 60 day notice) that they must vacate the unit. No reason for the termination of the lease need be given.

If they fail to leave after the due date, the landlord then files for an eviction for these two.

Encourage the landlord to become familiar with the landlord tenant laws of his/her state. Because no reason for terminating a month to month tenancy be given, it is often easier to evict tenants with this setup than with a longer lease.
