I recently had tenants move out
they totally scratched up and basically destroyed my hardwood floors
when they moved in the floors were shiny and scratch free
now there is scratches, grooves and all kinds of damages to my floors.
i had a hardwood floor refinisher come in and give me an estimate. the estimate alone for the floors takes up everything but $100 of their deposit.
Other than that i had to extensively clean the whole entire place after they moved out. i had to replace bathroom caulking, clean urin smell from the hallway, clean refridgerator and basically the whole kitchen, replace door knobs and deadbolts on 3 doors. all that was after they had already gotten a contractor to fix doors and windows that they had broken.
My question now is, are they allowed to come with their own contractor to refinish the floors to get an estimate? can i chose who i want to use for that or can they go and find someone cheaper?
the other question is how much am i allowed to charge for the cleaning and replacement of all the other stuff (listed above). is there some kind of guideline i can download online to get some idea of prices?
