Should eviction include co-signer?

Tenant's one year lease is up. Lease signed by 2 tenants (husband, wife) and 3rd co-signer (wife's mom, not living there). 2 tenants did not pay final month's rent when due at first of month--no notice to me, just didn't pay. I served eviction notice on 2 tenants (but not co-signer) after proper 3 day quit/pay rent for Florida. I will go for financial judgment in small claims court on all three after tenants are out.

Can co-signer (mom) delay eviction since she was not legally served an eviction notice like tenants? Over phone she confirmed she was aware they weren't paying, and aware of potential consequences (eviction). I was advised not to include co-signer on eviction filing since they are not tenants.

Serve all three for Small Claims. You should have sent/served "mom" co-signor on the pay or quit so that she would have notice of what was happening.
