Simple easment agreement between friendly parties

I'm planning to build a garage, the ideal site would require an easment or sale of a 100 ft. square piece of property from my neighbor. I own 10 acres, the neighbor owns 40 acres. This is a second home for the neighbor and they are rarley there. I believe they would have no problem with the exchange, but , the most favorable outcome would require the least amount or no paperwork for them. Ideally I would do all the required paperwork and leagalize and all they would have to do is sign a document I send to them. What would fit into this catagory. Easment or sale? Someone suggested simply exchanging a 100 ft. square piece of my property for 100ft. square piece of there's. Whatever the aggrement it would have to be transferable if I sell my property. You need to hire a real estate attorney to do this. What you are suggesting (either course) will affect the title to that land long after you and your neighbor are gone.
