So you did put a lien on the property? If you have done that I would notify the owner. I would explain to the owner that you do not mean to fight with him/her but that you need to get paid. I would also tell the owner that they are defrauding him/her. Explain that you need to be paid and that you will testify against the contractors. If I was the owner I would have a fit and tear them up.

You can also send a letter to your subcontractor and the contractor threatening to sue and ask for 3x your damages.

Nothing about suing is fast but if you can threaten them so that they pay that will be your best bet.

You can also notify county officials what is happening and they might decide to do some inspections. The contractor may lose his license or face some stiff penalties.

thank you i did not do what they say. the boss did. and told me to all this is hear say. the owner wont have nothin to do with me they told them my bad history of 12 years ago.i wish i could explain and tell them what they did to their house. thanks
