Sublet rent stabilized apartment

Hello there,

we are subletting an apartment in San Francisco,
few days ago we met the landord, and he told us the apartment
is rent controlled and the tenant is being charged $800 a month for rent.
The tenant is charging us $1600 a month for rent.

What are the rules for how much a tenant can charge to sublease the apartment?

It appears that the Master Tenant must 1. provide written documentation regarding what they are being charged for rent by the landlord and 2. cannot charge more than what they are being charged.
