My father and I bought an Orange county lot in 1972 together. He died and my step mother was entitled to his 50% of lot value. She remarried, and died leaving no will, and everything was in trust. Her new husband died, and his trust divided everything between his two daughters, my sister, and I. My sister died leaving one daughter and a husband. He remarried, then died, but we have no knowledge of who or where the wife is, or if dead or alive.
I had a lawyer probate Dad's estate, then my step mother's, her husband's, and my sister's, but he ran into a road block on sister's husband's beneficiary/s, and gave up. He then suggested that I file suit, (against who??) as the simplest way to get title to the lot, which he determined is 68.5% mine. My lawyer was going to put me in touch with an Orlando attorney to file suit, but I've had no further word from him in 9 months and his staff has never returned my several calls. (I'm 83, my wife is in a nursing home, and I don't know if I can afford to hire another lawyer. See why I'm stressed?)
Since I have paid all property taxes and delinquent fees myself on the lot since about 1970, (excluding the last two years that are un paid ), I believe I'm entitled to 100% of the lot. My question is, what attorney should I look for, and what should I expect in the way of costs? Many thanks, Arcy
