Tenant Interfering With Sale of Property

I have put my rental property on the market recently and it is not going over well with the tenants. Quick side note: the tenants do not have a written agreement, we have an oral month-to-month agreement. After the house was shown recently, one of the tenants called the real estate agent of the potential buyers and told them that the house was unmarketable because of a pending law suit. I and my real estate agent had to do some real damage control after that. The tenant has also said that she will call the police if anyone attempts to put a sign out in front of the house. I know what their rights are as tenants in terms of giving notice to enter the house, but what are my rights as the landlord to prevent them from sabotaging the sale of this house?
 
You have a month to month tenancy with these folks. Terminate this lease legally, get them out and then put the house up for sale.
