My boyfriend and I recently moved into a rental house in the country. The day we signed the lease we thought the land lords were people we could get along with great. We signed a 1 year lease and payed them 1st month rent, deposit, and last month rent. Total: $1050.00 Somehow we got on the topic of the landlord wanting a key. We said alright but for emergencies only. My boyfriend stated if someone was to come in the house in the middle of the night unannounced they might get knocked on their butt. He wasn't threatening anybody but simply stating his opinion. This house is 20 mins from the nearset police and there is no security lights. 2 days later the water pump burned up. We called the landlord to come and fix it since we had no water. They came down and procceded to drag the old pump into the yard. The landlord demanded a key to the garage and my borfriend said no b/c all his possesions were in that garage. We hardly knew these people. The landlord got mad and said he wasn't fixing the water pump and kicked us out 2 times then prompty changed his mind and said we weren't getting any of our money back. He threatend to kick my boyfriends butt. We were without water for 5 days before we could move. During this time we called the landlord a couple times a day with no answer or response. Now they said we broke the lease and won't give us any of our money back. They also took what my boyfriend said and blew it up by saying he threatened them. We are thinking of taking them to small claims court to recover that money. We feel we were taken advantage of b/c we are a young couple starting out. Please help.
 
There should be a clause on your lease regarding landlord access to the house, repairs, and security deposits so you can remind your landlord of the agreement he entered into. Before you file in small claims court make sure you have all the back ups for the claims you are making on your post . Try mediation first - it usuall produces good results. If no positive results in mediation then proceed with filing the claim in Small Claims Court. Good Luck
 
Thanks for the answer but the problem is they never gave us a copy of the lease. We asked for one the day we signed it and they failed to give it to us. I then asked for one about 4 days later, after all this took place, and they said to have my lawyer call them. Can they legally deny me access to a lease that I signed? I'm hoping to keep lawyers from having to get involved but will do what I have to.
