Tenant wanting answers

We have not and are not moving into a house that we signed a 1 yr aggreement on to start on May 1st. They had their mother living in the house till she passed away and had all of her furniture in the house when we looked at it and signed. After they got most of the stuff out, we met her at the house and she still had some furniture in the house. This was the day before the first. On the first furniture was still there and we found a leak coming from the roof. Cracks in the walls and sidings pulling away from the interior walls. Unable to see these things with furniture there. We do not want to move in due to possible mold and house shifting causing the cracked walls. She already has an $800 deposit and $800 for Mays rent. Are they free to keep this money if they want. We were willing to let them have $800, but they want it all. Can we get it all back?

Your way too far ahead! You signed a lease and are bound by it. However on theri end the Landlord must make place liveable. You must first make request to make place acceptable for move in. It may be ok to move in now with repairs coming I cannot say.
