Tenant Wants To Get Out Of Verbal Agreement Of 1 Year Lease

My question involves landlord-tenant law in the State of: California.

I have a 2 bedroom condo in Westwood (LA), California. I rented my condo to 3 students attending UCLA on June 2007. They signed a 1 year lease. On June 2008, they verbally agreed to stay for one more year, Until June 2009. All three tenants agreed to this.

It is now February, and they want to move out. They say that because they did not sign anything, the agreement is not valid. What can i do?

Can they move out? Or do I have the right to take further action? Thanks
 
If they move out, you can consider a lawsuit but with no signed lease, how are you going to prove that they all agreed to a year lease? It is likely they will all claim they are month to month tenants and are required only to give you 30 days notice.
