I had a quick question, my boyfriend and I own our house, well it is actually his and i pay rent to live with him. Recently his roommate decided to move out by giving us a two day notice while on vacation. They Moved out by may 1st but still owe us money for utilities for the month of april they are not returning our phone call and we have come to the conclusion that they are just not going to pay us for that money. The question that I have is how do we go about getting that money for the Util. that they have equally used as we do. The only problem that I seem to be running into is that my boyfriend decided not to make them sign a lease, they did however have a verbal agreement. The tenants also failed to tell us about a leak that was occuring in they're living space and it is now almost beyond easy repair, along with numerous stains on the carpet that we provided.
Do we have any rights to get the money for util, and repairs to the living area that they were in?
