the right information regarding holdover in NYC

Hi everyone. I am a landlord of a two family house in NYC. My tenant's lease expires October 31 and they are a section 8 tenant. I want to do a holdover proceeding on them and I have been through this before with a previous tenant, expect now I want a different attorney. (bad experience with law office) I have called 4 lawyers and they are all giving me different information. Is a 30 day notice required? one told me it had to be approved by Section 8. has anyone had experience with this or knows of a knowledgeable office that I can use. Thank You in advance
