I have contracted with a property management company for my rental home. The home is rented annually, from August 1 thru July 31. In June 2008 the tenant signed an annual lease renewal for $1,500/mo. In July the property management company denied the tenant signed the lease renewal and told me the tenant wants to renew at a rate of $1,300/mo or they will vacate. I agreed to the reduced rate. In Septmeber I learned that the tenant did in fact sign the $1,500/mo lease renewal in June. (I have a copy of the contract.) I did not reveal to them that I was aware of the June renewal, but I did receive and cash the $1,300 checks. Did my cashing of these checks void the June renewal contract?
