Tx Landlord Forgery Pls Help

Hi i have a question for who ever can help..
I live with my brother and his girlfriend..we rented a house by a private owner 3 weeks ago..the house was not in good condition at all. so my brother wanted to do some upgrades so it will be livable for us..So my brother replaced the carpet in all the rooms, and put tile in living room and kitchen and in master bathroom..when we went to sign lease my brother was only one on lease we were listed as occupants..so we all look thru the lease and it was pretty standard any major repairs the landlord is reponsible if repairs are not fixed in a timely manner then as tenants we have the option to have the repair fixed and it will be deducted from next months rent..and did it say no where in the lease my brother signed that he installed carpet or tile...then the day we moved in they come up with another lease and my brother refused to sign it..first one is legal and binding..well in the second lease it was stated that my brother was going to put tile and carpet in and for that we were given a 50.00 break on the rent...my brother spent a couple thousand doing these upgrades and installation he wasnt going to sign a second lease stating that was why the break on rent was given..anyways all of a sudden we all had a discussion and had a feeling someone had been in the house it was just a vibe we all were getting...so my bro went to go look at the contract and all of a sudden the contract had been switched and my bros name was forged on second contract...it now states that we are liable for any repairs that they feel is of our fault.. and no where does it state now that we will be reimbursed if we have major repairs fixed..and now it states that tile and carpet for put it..so landlords where there without our knowlede rummaging thru our things looking for the original contract and switched it out...So my question is what rights do we have as renters and what can we do..Now we have a feeling they r going to try and evict for something..we did speak to a private investigator and they pretty much said it heresay..and we can pay to have foresensics come in an finger print and then take them to court but now we are talking alot of money.. PLZ ANY INFORMATION WILLL BE GREATLY APPRECIATED IN THIS MATTER....
 
hopefully someone will reply, since my landlord did the same thing by changing her copy of the lease over pets and now wants to evict.
