Licensing "Unofficial" Guides to Copyrighted/Trademarked Licenses

I have seen quite a few "Unofficial Guides to the 'X' TV Show/Movie/book" on the market and want to do one of my own for a particular book. What is the legality in doing so, and what steps do I need to take to make sure that I am safe from infringement? Does using the word "Unofficial" plainly do that for me?
