vacating a residency agreement

I signed a residency agreement that expired after 1yr. I continued to live in the same apt. for a total of 4yrs. without ever signing a new agreement. With a residency agreement aren't you considered to be on a month to month tenancy? After giving a 30day notice should I have to pay any other early termination fees?
