I recently lost my job and had to terminate my lease early. I signed an Early Termination Fee/Liquidated Damages Addendum which was equal to 2 months rent, which I paid at the beginning of my lease as a security deposit. I gave my notice one week into the rental month of the month I found out I was losing my job. I hadn't yet paid that month's rent. The landlord is charging me the one week of rent, damage to a lamp in the bedroom, and the security deposit.
He already has the money for the security deposit, which I paid when I moved in. My question is do I owe the additional money or is that all included in the Early Termination Fee/Liquidated Damages Addendum? The addendum itself does not specify, if only says: "I agree to pay two months rent as liquidated damages or an early termination fee if I elect to terminate the rental agreement early."
Do I also owe for the week's extra rent and the lamp? Or is it all included?
