You're right if one of us dies the other spouse is the beneficiary, since it's a joint account. At least the bank told me (not sure how true this is though) if one of us dies the other will have to bring in death certificate. I will definitely look into a charitable trust. I do not want to say...

I have spoken to the charity and they gave me tax i.d. That's a good question...I haven't filled out the form at the bank yet. I do know friends I can trust to let the charity know if we die. But that's what I need to know, thanks, you're always been a good responder.

OK, thanks. So now what I meant was if we need to sell or rent the condo should we need to go into an assisted living place. The friend could be responsible for renting it during that time. Or if we should die then we give it to our friend and he can do with it what he wants.

I have a deed to my condo which I inherited from my parents. It also has my husband's name on it as a joint party. I need to figure things out about a will or a living trust. We don't have any children and do not want to leave it to any relatives, but do have a friend we can trust who will help...

Also if things get out of hand, let's say the executor gets sick and can't deal with it. I didn't do things right when my parents died. I didn't really know what to do, I made mistakes down the line.

I probably didn't make myself clear. I am asking what happens if, after we both die, the named executor decides it's too much for him. Then what happens? We have the assets (if there any left) appropriated to the sources we want them to go to.
