We have tenants that have been living in rental for 10 years. Rent is $600. monthly. Tenants got behind, thousands of dollars. Since October 2006 they have paid no rent. I am trying to find out if I can use a 3 day notice to pay or quit or if I should do the 60 Notice to terminate tenancy? I would like to move quick on this, I am sure that I will have to go to court regardless of the method of eviction.
