Eviction advice

We have tenants that have been living in rental for 10 years. Rent is $600. monthly. Tenants got behind, thousands of dollars. Since October 2006 they have paid no rent. I am trying to find out if I can use a 3 day notice to pay or quit or if I should do the 60 Notice to terminate tenancy? I would like to move quick on this, I am sure that I will have to go to court regardless of the method of eviction.
 
You don't say what state you are in.

Contact your state bar association to see if they publish info on landlord-tenant law.

Also, go to a bookstore for state-specific landlord-tenant info.
