I need help simplifying legal text. "Grantor, for the consideration and subject to the reservations from and exceptions to conveyance and warranty, grants, and conveys to Grantee the property, together with all and singular the rights and appurtenances thereto in any wise belonging, to have and to hold to Grantee, Grantee's heirs, executors, administrators, and successors, to warrant and forever defend all and singular the property to Grantee and Grantee's heirs, executors, administrator, successors and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof, except as to the reservations from and exception to conveyance and warranty.

I assuming the ending quotation mark is at the end of the post. Correct?

What is the purpose for which you're using this language? A deed of some sort? What sort of deed? You posted on an estate planning board, so is this in connection with the administration of an estate or trust?

Where did you get this language?

Why do you want it simplified?

When you say that you "need help," did you really mean that you want someone else to do the work?

Regardless, I'm going to tell you that there is some language in that text that doesn't really make sense unless one makes assumptions that may or may not be correct.

While written pretty poorly very generally this kind provision transfers from the grantor to the grantee all of the rights and property described in the deed except for those rights that are reserved in the deed and excluding any property that is excepted in the deed. But in order to know the exact effect in any situation it's important to read the entire deed and know the details of whatever issue has come up regarding the deed. For that you need a real estate lawyer in the state where the property is located.
