right to overcharge rent?

as of today my boyfriend and I will own the house we have been renting for the past year. it is a 2 family house with tenants upstairs. we know that a lease is binding beyond the sale of the house and plan on renewing the lease of the upstairs tenant in May when their current lease expires.
our problem is this: for the past year we have been renting the main portion of the house with a third roommate who occupies the master bedroom and bathroom while we are downstairs in the finished basement. part of our interest in buying the house was getting rid of her, she is messy, rude and inconsiderate of other people's schedules. techincally her lease expires on april 1st, but she moved in on April 15th of 2006 so she is saying she does not have to move out until then. we have gone along with this so we don't cause any problems, just saying to ourselves at least we get half a month's rent out of her. now she is saying the apartment she wants will not be ready until May 1st or a few weeks after and has said she is staying (she didnt ask, she told).
not only do we not want her in the house for personal reasons, we planned to paint, rennovate etc before we take over the entire house and her assuming she can stay has completely put us off schedule. the cost of our monthly expenses will change significantly after our purchase and we are considering charging her double rent for the time she stays after her lease expires since she would no longer have legal protection. is this legal? could we refuse to return a security deposit for staying past a lease? what options do i have to get this person out without going to court?
